Our Broker Proposition is dedicated to supporting charitable organisations. We’re committed to empowering UK charities, social enterprises and impact led private businesses, with a broad range of financial products and solutions.

As a member of our broker Network, you’ll have access to:

  • Specialised support from our dedicated broker Relationship Managers who will assist you in developing and broadening donor relationships.
  • Every organisation that joins through our Broker Proposition is assigned a dedicated broker Relationship Manager to support them on their mission journey.

What loans are Charity Bank are looking for?

We lend to:

1. Charities and organisations with a recognised social model and purpose, including Registered Providers of Social Housing.

2. Impact Led Private businesses operating in the following sectors:

 Housing Sector

Focus on providing high-quality affordable social housing.

Health and Social Care

Including supported living, adults with disabilities, and elderly care.

Children’s Care

Investment in children’s residential care homes, large foster homes, and related services.

Environmental Initiatives

Projects related to climate change mitigation, such as retrofitting buildings to reduce carbon emissions and biodiversity net gain.

Our Key Lending Criteria

Supporting UK based organisations with social purpose.

Loan size

  • £250,000 to £7 million (Residential)
  • £250,000 to £5 million (Commercial)

Loan to value

  • Max 65% Commercial / Max 70% Residential
  • Development (non-speculative) – 65% Commercial / 70% Residential

Assessed Terms

  • 10 yr committed and < 30 yr repayment profile on assessed terms
  • Registered Social Landlord (RSL) up to 25 years committed or ~ 30 yr profile (10 yrs committed)
  • Interest only available < 36 months
  • Organisations must be able to demonstrate high social impact/additionality (i.e. beyond affordable housing alone)

We lend to impact-driven charities and organisations looking for funding for:

  • Refinancing
  • Property purchases
  • ‘Rent to mortgage’
  • Development finance
  • Property refurbishments
  • Property extensions
  • Energy efficiency improvements
  • Cashflow

Please note we do not lend to individuals, even for a social purpose.

Carolyn is Director of Lending at Charity Bank. She joined Charity Bank in 2005 having previously worked for a European Bank in the city, where she established and managed their social housing loan book, growing it to over £1bn. Carolyn is a trustee of two Almshouses and a Director of Almshouse Consortium Ltd. She is Chair of Postcode Lottery Innovation Trust as well Maidstone Grammar School for Girls Development Trust.

Nathan joined Charity Bank in 2024, bringing with him 18 years of experience in commercial banking, people leadership and channel strategy.  Throughout his career, he has worked in business development roles, with seven years as a specialist to the Charity, Education & Social Enterprise market. Nathan has also served in a non-executive capacity in the Charity sector for the past 15 years, providing him with deep insights into the challenges faced by the organisations we serve at Charity Bank.

Nathan is married with two children and enjoys outdoor activities such as walking, cycling, and spending time on the family allotment. He also values investing time in his faith, family, and friends.

“Charity Bank’s aim is to become the lender of choice for socially minded organisations, and I’m delighted to be playing my part in this.  I have recently joined to oversee regional Relationship Managers in Impact Lending, who work with clients to structure and onboard our larger loans, significantly enhancing our Balance Sheet through a proactive solutions-led approach.

Additionally, I lead the teams that manage the banks lending journeys, from onboarding to completion, and those that provide portfolio management for our existing clients. Kirsty Joined Charity Bank in January 2025, bringing over a decade of experience in commercial and real estate banking, previous working at Octopus Real Estate, Aldermore Bank and HSBC.

Kirsty acts as the main point of contact for both introducers and clients throughout the West Midlands that are looking to deliver social impact through growth and raising the profile of Charity Bank. Additionally, Kirsty provides guidance and support throughout the loan application process and, on an ongoing basis thereafter.

Outside of work Kirsty plays hockey for Cannock Hockey Club where she is a valued member of the team. She also enjoys other activities such as golf, cycling and long walks with her partner and two cocker spaniels.
